The Lettings Process…
Without the proper guidance and understanding the lettings process can be rather confusing. We aim to make is as simple as possible. The following will explain the process and exactly what you require to let your property.
How do I get my property onto the lettings market...?

From 1st October 2008 it has been a legal requirement for all landlords to have a valid energy performance certificate (EPC) prior to marketing a property to let. This provides the tenant with information on the energy performance of your property and has to accompany all marketing material. If you have recently sold your property you may find you already have an EPC within your home information pack, alternatively, mile… are happy to organise an EPC for you to ensure there is no delay in getting your property onto the lettings market. We will also require you to sign and return our terms and conditions. We will arrange a suitable time to visit your property, take photos and measurements and within 24 hours all marketing material will be ready for our applicants to view.
Viewings...
It is our policy to accompany all applicants on viewings. We will always try and give any occupier as much notice as possible. We will also give regular feedback throughout the marketing process so that we can asses the need for any action to be taken.
What happens when we find a suitable tenant...?
Applicants who view your property will have an opportunity to place an offer on it. This will include when they want to move in, any furniture they require, any other conditions, and most importantly what they are willing to pay. If you are happy to go ahead with the tenant they will be required to pay one weeks holding deposit to secure the property off the market.
How does mile… reference check...?
We use a reference checking agency, MARAS, to ensure that the reference checking process is as thorough as possible. They will carry out: -
- Employers reference check
- Previous Landlord reference check (or prove they own or have owned property)
- Bank Status Enquiry
- Credit Check
- Personal Reference Check
Should the tenant satisfy all the above reference checks then they will be deemed acceptable for the tenancy. If further reference checking is required or a guarantor is deemed necessary we will inform you. Should all the references be deemed acceptable then you will qualify for MARAS rental nsurance, more information on this can be found at www.maras.co.uk alternatively please speak to our lettings team for more information on this.
