Tenant Fee Schedule
Applies to assured periodic tenancies, in line with the Renters' Rights Act 2025 and Tenant Fees Act 2019
Holding deposit (per tenancy)
One week's rent, to reserve a property. Withheld only if any named person (including a guarantor) provides materially false or misleading information, fails a Right to Rent check, withdraws from the tenancy for reasons unrelated to the landlord or property, or fails to sign within 15 calendar days (or an agreed alternative deadline).
Rent in advance
Capped at one month's rent, in line with the Renters' Rights Act.
Security deposit (rent under £50,000/year)
Five weeks' rent, covering damage or default during the tenancy.
Security deposit (rent £50,000/year or over)
Six weeks' rent, covering damage or default during the tenancy.
Unpaid rent
Interest at 3% above the Bank of England base rate, charged from the due date, but only once rent is more than 14 days in arrears.
Lost keys or security devices
Tenants are liable for the actual cost of replacement — including a locksmith and new keys for all parties, where locks must be changed. An additional £15 (inc. VAT) per hour applies where extra time is needed to arrange replacements.
Variation of contract (tenant's request)
£50 (inc. VAT) per change, covering landlord instruction and the preparation of new legal documents.
Change of sharer (tenant's request)
£50 (inc. VAT) per replacement tenant, or reasonable costs if higher — covering referencing, Right to Rent checks, deposit re-registration and new documentation.
Giving notice to leave
No fee. As a periodic tenant, you can serve two months' written notice at any time — there's no fixed term to break, so there's nothing to charge for giving notice.
Ending your tenancy sooner than your notice period allows
Once you've given notice, you're still liable for rent until it expires. If you ask to leave sooner and we agree, that's at our discretion — any costs charged (such as reasonable re-letting expenses actually incurred) will be evidenced and proportionate, in line with the Tenant Fees Act, and agreed with you at the time rather than fixed in advance.
